Graves Construction is proud to complete the tenant improvement for CHAGEE’s first San Diego location at Westfield UTC, marking the brand’s 10th store in North America. The project transformed a former wine bar into a modern teahouse designed to provide a welcoming space where guests can relax, recharge, and connect over handcrafted premium teas.
The build included a completely reimagined layout with new mechanical, electrical, and plumbing systems, fire alarm and sprinkler systems, chilled water infrastructure, custom millwork, metallic window wrapping, specialty plaster finishes, and the brand’s first North American location to feature pet-friendly furnishings.
Like many successful projects, this one came with its share of challenges—including an unexpected six-foot concrete slab with geofoam beneath the existing space, strict construction noise windows, extended health inspection timelines, and a compressed schedule to help CHAGEE open in time for July.
